Term Sheet

 

 

A term sheet provides you with the lender's loan offer with details such as the interest rate, points, length of loan, etc.

 

Getting a term sheet is one of the first steps in doing a commercial real estate loan.  This typically applies to property types such as large multi-family or hotels.  This could be for new construction, refinances or even cash out loans.

There is no obligation to move forward when requesting a term sheet.  There are typically some common documents needed to supply to lender to obtain preliminary loan terms for your commercial real estate project.

Docs Needed for a Term Sheet

 

Generally speaking, this is what is normally needed for submission to a lender to a term sheet commercial real estate loans.  For single family residences, these are not normally required:

  • Resume (including a list of past completed projects)

  • Personal Financial Statement

  • LLC docs

  • Project Proforma

  • Construction Budget

  • Plat map

  • Survey 

  • Plans 

  • Proof of permits

Some items are not completely required upfront, but it's good if they are available.

Also, we will spend a short time on the phone discussing your project and asking a few questions.
